Every brokerage in Dubai is chasing the same buyers. The same off plan launch is advertised by dozens of agencies at once, the same investor gets five calls in an hour, and most of the leads that come through a cheap form never answer at all. Lead generation in this market is less about volume and more about three things: the quality of the lead, the speed of the reply and the discipline of the follow up.
Where Dubai property leads come from
- Property portals. Bayut, Property Finder and dubizzle bring buyers and tenants who are already searching. They are reliable, but you compete listing by listing with every other broker, and the cost grows with the number of listings you push.
- Meta ads (Instagram and Facebook). The biggest source of volume, especially for off plan launches and overseas investors. Quality varies a lot, so the setup of the form and the targeting matter more than the budget.
- Google search ads. Fewer leads, but higher intent. Someone searching for a specific community or developer is usually further along than someone who tapped an Instagram ad.
- Your own website and SEO. Slow to build, but the cheapest leads over time. Community guides, project pages and honest market content bring buyers who already trust you.
- Referrals and past clients. Still the best quality leads in the market, and the most neglected. A simple follow up routine with past buyers and landlords pays for itself.
Why so many Meta leads never pick up
Instant forms on Instagram are designed to be easy, which is exactly the problem. A form that fills itself in with one tap collects people who were curious for a second. The fix is not to stop using forms, but to make them ask for a little effort.
- Use higher intent forms that ask the person to review their details before submitting.
- Add one or two qualifying questions, such as budget range, timeline or cash or mortgage.
- Send people to a fast project landing page or straight into WhatsApp instead of a form when the audience is warmer.
- Feed real outcomes back to Meta through the Conversions API, so the algorithm learns which leads became viewings, not just which ones filled a form.
The first five minutes decide most deals
A buyer who enquires about a launch has usually enquired with several brokers at the same time. The one who replies first, with the floor plans, the payment plan and a clear next step, tends to get the call. The others get ignored. That is why speed to lead matters more in Dubai real estate than in almost any other industry.
The problem is that leads arrive at night, during viewings and on weekends. This is where a WhatsApp AI agent for real estate earns its place: it replies in seconds, shares the brochure and payment plan, asks the qualifying questions, books a call or viewing and passes the hot leads to the right agent with the full chat attached. Stay compliant: every ad needs a permit
In Dubai, property advertising is regulated by the Real Estate Regulatory Agency at the Dubai Land Department. Companies need an advertising permit through the Trakheesi system before launching a property campaign, and the permit number has to appear on the ad. The Dubai Land Department has fined companies for advertising without a permit, misusing permit numbers and using expired permits, with fines starting at AED 50,000 and repeat violations risking the company licence.
In practice this means planning permits into the campaign timeline, not adding them at the last minute, and making sure every creative, landing page and listing carries the right number. A good agency builds this into the workflow.
Track what happens after the lead
Most brokerages can tell you how many leads they got last month. Very few can tell you which campaign produced the deals. Without that, budget keeps flowing to the ads that produce cheap forms instead of the ones that produce viewings.
- Put every lead into one CRM with its source, campaign and ad.
- Mark each lead's stage: contacted, qualified, viewing, offer, deal.
- Review cost per viewing and cost per deal by campaign, not just cost per lead.
- Cut the campaigns that never produce viewings, even when their leads look cheap.
A simple plan for the next 90 days
- Month one: fix tracking, set up a CRM pipeline and WhatsApp follow up, and launch one focused campaign for your strongest project or community.
- Month two: test two or three angles (investor returns, lifestyle, payment plan), keep the winners and add Google search for high intent terms.
- Month three: add retargeting for people who viewed your projects, start a monthly market update for past clients and build out community pages on your website.
